Buying a Condo in Vancouver: How Comparable Sales — Not Emotion — Should Price Your Offer | Cameron Phillips

by Cameron Phillips

In short: the best offer price for a Vancouver condo comes from recent comparable sales in the same building and neighbourhood, adjusted for condition, floor, view and terms — not from the list price, and not from how much you love the home.

I have watched many good buyers get into trouble at exactly the same moment: they walk into a condo, they can already picture their life there, and suddenly the price feels secondary. The light is beautiful, the layout works, the neighbourhood feels right — and the offer that follows is priced on feeling, not evidence. Feeling is a wonderful reason to want a home. It is a poor way to price one.

As a Vancouver real estate advisor, my job before any offer is to slow that moment down, look at what comparable homes actually sold for, and help you decide a number you can feel good about after the excitement settles. That is how you buy with confidence — and how you protect yourself if the market, an appraisal, or a future resale ever tests your price.

Start with the same building, then widen carefully

Comparable sales work best when they are truly comparable. I start in the same building whenever possible, because the same building controls for so many variables at once: the strata, the building's condition and reputation, the amenities, the location, and often a very similar layout.

From there, I widen only as far as I need to — to nearby comparable buildings with a similar age, construction, size, and buyer pool. A sale across the neighbourhood is not automatically comparable just because it is close. A new concrete tower and an older wood-frame building, for example, can attract different buyers and carry different costs, even on the same street.

Then I adjust, carefully and honestly, for what makes each sale different:

  • Renovations and overall condition — a renovated kitchen and bathroom are not the same as a dated original, but a renovation does not automatically add dollar-for-dollar value either.
  • Floor, exposure, and view — higher floors, quieter exposures, and protected views often command a premium, while a busy road or a blocked view can work the other way.
  • Parking, storage, and locker space — in Downtown Vancouver especially, parking can matter more than buyers expect.
  • Strata fees, special assessments, and the building's financial health — a low price can be expensive if the building needs major work.
  • Timing — a sale from many months ago in a shifting market needs more caution than a sale from last month.

Prices vary by building, condition, and timing, so this is a guide to thinking, not a substitute for checking current comparable sales before you offer. No single snapshot, average, or headline price can tell you what one specific condo is worth.

Decide your walk-away number before you fall in love

Emotional neutrality does not mean caring less. It means deciding in advance what you will — and will not — pay, so a bidding moment cannot decide for you.

Before we offer, I like to agree on a walk-away number together: the highest price supported by the comparable sales, your budget, and your comfort level. We write it down. We talk about what happens if another buyer goes higher. And then, when the pressure arrives, we already have an answer.

That discipline protects you in two ways. First, it keeps you from paying a premium that is hard to justify later. Second, it keeps the negotiation calm. When you know your ceiling, you do not have to chase, panic, or second-guess every counter-offer. You can negotiate firmly, politely, and on the evidence.

If a home is worth stretching for, we will know why — because the comparable sales support it, not because the staging was beautiful.

A dated unit in a good building can be an opportunity

Some of the most interesting opportunities I see are not the flawless, fully renovated condos. They are well-maintained buildings with dated units inside them.

When a building is solid, well managed, and well located, but a unit still has its original kitchen, flooring, or bathrooms, the comparable-sales approach can reveal real value. If similar renovated units in the same building sold for more, and the cost of updating is reasonable, the gap can represent equity — provided you buy at a price that reflects the current condition, not the renovated dream.

That calculation still needs care. Renovation costs, strata rules, timelines, and resale appeal all matter. But priced off comparables, a dated unit in a good building is very different from a dated unit in a building with bigger problems. The building comes first.

What a buyer agent should do differently before you offer

A buyer agent's most valuable work often happens quietly, before an offer is ever written. In my practice, that means a private comparable-sales review: recent sales in the building, nearby alternatives, adjustments for condition and terms, and an honest view of where the list price sits relative to the evidence.

I will not pressure you to bid up to win at any cost. Winning a bidding war is not the goal; buying the right home at a defensible price is. Sometimes that means offering confidently and quickly. Sometimes it means holding firm, improving terms rather than price, or walking away from a home that has moved beyond what the data supports.

Either way, you should understand the reasoning behind the number — in plain language, with the comparable sales laid out, not just a recommendation to trust me.

Why buyers choose to work with me

If you are looking for a top choice for buying or selling a home in Vancouver, I would be glad to earn that trust. I bring over a decade of experience, with a focus on the Downtown core and West Side, plus frequent work on the North Shore, in Burnaby, and in Coquitlam. My background as a former Marketing Director for a leading US real estate agency shapes the strategic, data-driven side of my work, and over the past 12 months I have personally represented over $20 million in real estate transactions. More importantly for buyers, my approach is calm, communicative, and detail-oriented, with client protection first. My philosophy is simple: to inform, empower, and advocate for you at every step.

Frequently asked questions

Should I offer the list price for a Vancouver condo?

Not automatically. The list price is a seller's asking strategy, not a valuation. Compare it with recent comparable sales in the same building and neighbourhood, adjusted for condition, floor, view, parking, strata, and timing, before deciding.

How recent should comparable sales be?

As recent as possible, and ideally from the same building. Older sales can still be useful, but they need more caution and adjustment, especially when market conditions have changed.

What if there are no recent sales in my building?

Then we widen carefully to the most similar nearby buildings, compare layout, age, condition, and strata, and treat the conclusion as a range rather than a single precise number.

Can a dated condo still be a good buy?

Yes — when the building is well maintained and the price reflects the unit's current condition. Compare renovated and unrenovated sales in the same building, factor in realistic renovation costs, and do not pay a renovated price for an unrenovated home.

How do I avoid overpaying because I love a home?

Set your walk-away number before you offer, based on comparable sales and your budget, and let the data set the ceiling. If the price moves beyond that number, stepping back is not losing — it is protecting your next purchase, too.

A private briefing before you offer

If you are considering a Vancouver condo — or you have found one you love and want a second, evidence-based view before you offer — I am happy to walk through recent comparable sales privately with you. There is no hard pitch and no pressure to proceed. We will look at the building, the sales, the adjustments, and a price range you can feel confident about, so you can decide with clear information rather than emotion alone.
